Pool safety regulations can be complex to navigate on your own. To help you understand Coral Coast & Burnett Pool Inspections has compiled answers to some of our most frequently asked questions.

You only require a pool safety certificate if you are selling or leasing your property. Although you may not require a certificate it is important to make sure your pool is compliant with all current pool safety standards.

This will depend on the classification of your pool. There are two classifications which are: non-shared pools and shared pools.

For a non-shared pool, the certificate is valid for 2 years from the date of issue. A non-shared pool is only accessible to residents of one dwelling and includes private pools or spas.

For a shared pool, the certificate is valid for 1 year from the date of issue. A shared pool is accessible to residents of two or more dwellings and includes apartment and unit complexes, hotels, backpacker hostels and caravan parks.

Property can be sold with or without a pool safety certificate. If you are not providing a valid pool safety certificate you must give the buyer a Form 36-notice of no pool safety certificate prior to entering into contract. A completed copy of this form will need to be sent to the QBCC before settlement of the property can take place. The buyer will then need to get a pool safety certificate within 90 days of settlement.

If your pool does not comply we will provide you with a written report within 2 business days of the inspection outlining the non-compliant areas. In this report we will recommend ways to fix the issues present. You will also be issued a Form 26-Pool safety nonconformity notice and will be required to arrange repairs within 90 days before a re-assessment can take place.

We will check all areas of the pool including:

  • Pool barrier & fence
  • In & around the pool fence area
  • Pool gates
  • CPR signage
  • Pool is on the safety register
